Questions
What investors ask us first
Can foreigners buy freehold property in Oman?
Yes, inside licensed Integrated Tourism Complexes. Foreign individuals and companies can own residential units and land there, and sell, rent, mortgage or pass the property on, subject to project rules.
What taxes apply?
There is no yearly property tax, capital gains tax or inheritance tax for individuals. Rent is taxed at 3% of gross rent, and 5% VAT applies to new property. A 5% personal income tax above OMR 42,000 a year starts from 2028.
What is the Golden Residency?
A renewable 10-year residency with a minimum investment of OMR 200,000, which a completed home in an ITC can meet. It covers family members. Confirm current terms with Invest Oman.
What rental yields can I expect?
Market reports quote 5–8% gross. After a 3% rental tax, service charges and vacancy, net yields are typically 1.5 to 2 points lower. Use the calculator above.
Can I buy remotely?
Yes. Many overseas buyers complete by power of attorney, with legal due diligence and title registration handled for them.
How is my money protected off-plan?
Oman’s escrow law requires a separate escrow account for each project, and developers hold back 5% of sales value for a year after registration.
What happens in an investor briefing?
It is a private one-to-one session with Mohsin J., our co-founder. He walks you through the market, expected returns, tax, residency and risks, and answers your questions. It is not a sales call.
Do you charge buyers?
The investor briefing is free and independent. LaneTwelve Properties may receive standard developer commission, which does not change what we recommend.
